Stand Alone Villa 1029 – Palm Hills, New Cairo

1. Architectural Modifications

After completing the architectural modification drawings according to the client’s requirements, we carried out demolition works and added some masonry elements.

Bricks used:
Cement bricks, size 25 × 12 × 6 cm

2. Plumbing

Materials used in rough-ins / first-fix works:

• Aquatherm water supply pipes
• Hamza drainage pipes
• Concealed tanks
• Grohe concealed mixers for showers
• Grohe shower jets

Materials used in finishing works:

• Duravit toilet bases
• Spanish imported porcelain basins matching the wall finishes
• Grohe mixers
• Grohe shower sets and hand showers

3. Electrical Works

Execution of first-fix and finishing works for electrical systems, including:

Power systems:

• Lighting and power boxes
• Earthing
• Power supply for air conditioners and water heaters
• Deferrers / shutters
• Sensors
• Elevator
• Piano staircase lighting
• Gypsum board lighting, etc.

Low-current systems:

• Intercom
• Sound system
• Network system

All works were carried out inside and outside the villa according to the execution drawings and in compliance with industry standards.

4. Plastering

Scratch coat and plastering works for the villa’s interior walls, including:

• Aligning and squaring
• Screeds and guides
• Treatment of openings and corners
• Fisibico mesh and fiberglass mesh
• Everything necessary to complete the work according to industry standards and the supervising engineer’s instructions

5. Air Conditioning

Execution of first-fix and preparation works using:

• South African copper pipes
• 9 mm Armaflex insulation
• First-grade plastic insulation
• 5 × 8 control cable
• Flexible piping for floors and outdoor areas

For 11 concealed hot/cold inverter air conditioners, Carrier Media type.

Exhaust and ventilation fans:

• Kitchen fans: 8 inches
• Bathroom fans: 4 inches
• Sheet-metal ducts for ventilation fans

Supply and installation of approved Kandil 275 sheet-metal ducts with insulation, and supply and installation of 28 grilles.

6. Painting

Supply and execution of painting works for interior walls and ceilings.

Preparation stage:

• Sanding and sealer coat
• Sili Coat Skip or GLC on plastic paint
• 1 undercoat sealer on plastic paint
• 1 plastic putty coat

Finishing stage:

• Supply and application of 2 finishing coats of Jotun Flomastic, 7% matte

Facade paint:

• Acrylic paint finish by Jotun

7. Gypsum Board

Supply and installation of Knauf white gypsum board for the entire unit, except:

• Bathrooms: green gypsum board
• Kitchen: red gypsum board

With 0.4 mm metal frame, protection corners, and gypsum board joint compound included.

• Black Brazilian Marble: staircase and staircase side cladding
• Greek Calacatta: reception flooring and some wall cladding
• Tiger Grey: roof and bar
• Engineered Panda Marble: office room cladding
• Onyx: kitchen and bathrooms

10. Alumetal

Maintenance of the aluminum works الموجود بالموقع, repainting them in the same color as the space internally and externally, in the color required by the compound, and installation of PLC mesh.

Supply and installation of a hydraulic panoramic elevator, including:

• Lifting unit
• Pumping machine
• Chassis
• Cladding panels

• 10 mm securit cabin

12. Doors & Cladding (Wood Man)

• Villa entrance door made of Azizi wood, painted with Jotun Woodshield
• Internal doors made of Mouski veneered wood, finished with polyurethane paint
• Cladding made of 18 mm Spanish MDF, heat-pressed with American oak veneer
• Paint finish: Duko Cherwazيه (transliterated as stated)

Contracting with some of the largest furnishing companies in Egypt:

Supply and installation of a pyramidal cantilever car parking shade, consisting of:

• Imported Colaro fabric and HDPE covering
• Fixed on a chassis mounted on columns with a height of 3 m
• Finished with electrostatic paint and treated against weather conditions

15. Roof & Garden Awnings

• 6 m Spanish GAVITO awning (4.5 m width × 4 m height)
• 5 m Spanish GAVITO awning (5 m width × 3 m height)
