Stand Alone Villa Hacienda Bay

One of Constrade Design’s distinguished projects, completed within five months or less, with full client satisfaction.

Stand Alone Villa Hacienda Bay is one of the premium residential projects executed by Constrade Design. The project involved complete finishing works for the villa, starting from the red brick stage, and was carried out under the engineering supervision of Eng. Ehab Hakam.

The villa was delivered with a full finishing scope, reflecting Constrade Design’s commitment to quality, precise execution, and professional project management.

1. Architectural Modifications

After completing the architectural modification drawings according to the client’s requirements, several demolition and construction works were carried out to add and adjust specific masonry elements.

• Brick Type: Machine-made cement bricks.
• Brick Size: 25 × 12 × 6 cm.

2. Plumbing Works

The plumbing works included the installation and finishing of:

• 8 bathrooms.
• 1 main kitchen.
• 1 kitchenette.
• 2 bars.
• Concealed and split air-conditioning drainage.
• Planter basins.
• Fountains.
• Swimming pool.
• Heating system.
• External plumbing works for the garden and roof.

All works were executed according to the shop drawings and in compliance with professional execution standards.

Plumbing Installation Materials

• Aquatherm supply pipes.
• Hamza drainage pipes.
• Grohe concealed cisterns.
• Grohe concealed shower mixers.
• Grohe jet sprays.

Plumbing Finishing Materials

• Duravit toilet units.
• Imported Spanish porcelain basins matching the wall finishes.
• Grohe mixers.
• Grohe shower heads and hand showers.

3. Electrical Works

The electrical works included both installation and finishing for power circuits, lighting and power boxes, earthing, air-conditioning and water heater power supply, shutter deflectors, sensors, elevator works, piano staircase lighting, gypsum board lighting, and other related electrical items.

The works also included low-current systems such as intercom, sound system, network system, satellite system, visual intercom, and other systems inside and outside the villa, all executed according to the shop drawings and professional standards.

Electrical Installation Materials

• Swedish wires.
• Magic conduits and boxes by Mostafa Mahmoud.
• ABB electrical panels.

Electrical Finishing Materials

• Schneider switches.
• Lighting units including LED lights, chandeliers, spotlights, lighting tracks, and other lighting elements.
• Lighting units supplied by approved suppliers such as Asfour Crystal, Mahraz & Karima, and Safa Light.

4. Plastering Works

The internal walls of the villa were plastered using rough plaster finishing, including leveling, squaring, screeds, guide strips, opening and corner preparation, Flexibco, fiber mesh, and all required materials and steps to complete the works according to professional standards and the instructions of the supervising engineer.

5. Air Conditioning Works

The air-conditioning works included the installation and preparation of South African copper pipes, 9 mm Armaflex insulation, first-grade plastic insulation, and flexible control cables for concealed hot and cold inverter air-conditioning units.

• Air Conditioning Type: Concealed hot and cold inverter units.
• Brands: Carrier and Midea.
• Scope: Supply and installation of the air-conditioning units and related systems.

6. Painting Works

The painting works included the supply and execution of interior wall and ceiling painting.

Painting Preparation

• Surface preparation.
• Sealer application using Sili Coat, Scib, or GLC.
• One sealer undercoat on plastic paint.
• One layer of plastic putty.

Final Painting Finish

• Supply and application of two finishing coats of Jotun Fenomastic Matt 7%.
• Application of acrylic paint for the façade using Jotun products.

7. Gypsum Board Works

The gypsum board works included the supply and installation of white Knauf gypsum board for the entire villa as flat ceilings, except for the bathrooms and kitchen.

• Green gypsum board for bathrooms.
• Red gypsum board for the kitchen.
• 0.4 mm metal profiles and protective angles.
• Gypsum board putty works.
• Supply and installation of curtain box woodwork.

8. Marble Works

• Calmera and Spanish Black Marble: Used for basins and thresholds.
• Galaxy Marble: Used in the kitchen, known for its deep black color with golden and silver specks that shine like stars, giving it a luxurious and elegant appearance.
• Spanish Black Marble: Used for the staircase, adding a sense of luxury and sophistication to the space.

10. PVC Works

The existing PVC works on site were maintained and painted in the same color as the interior space, while the exterior side was painted according to the compound’s required color.

11. Doors and Wall Cladding

• Main Villa Door: Made of Azizi wood with Jotun Woodshield paint.
• Interior Doors: Made of Moski wood with Fineldi polyurethane paint.
• Wall Cladding: Manufactured from 18 mm Spanish MDF, thermally pressed with grooved American oak veneer.
• Paint Finish: Sherwazi Duco paint.

12. Roof and Garden Pergolas

The works included the supply and installation of Azizi wood pergolas for two pergolas located on the roof and in the garden.

• Paint Finish: Oil-based paints.

13. Garden Concrete Works

The garden flooring and walkways were executed using reinforced concrete casting with 5 Ø10 bars per meter, after compaction works and level adjustment.

14. Kitchens and Vanity Units

• Main Kitchen and Kitchenette: Matte Balsh material, known for its natural appearance, high clarity, fingerprint resistance, easy cleaning, and ideal light reflection.
• Vanity Units: Gloss Max material, known for its glossy modern appearance, resistance to scratches, heat, and moisture, as well as easy cleaning and maintenance.

15. Securit Glass and Mirrors

The securit glass works included shower cabin glass, offering privacy, easy cleaning, and an elegant appearance that adds an aesthetic touch to the bathroom.

The project also included Gresh mirrors, known for their high quality and diverse designs that suit different tastes.
